Trust, Patience, and New Beginnings:
The Story of 2 Canterbury Circle
Every home has a story, but few carry as much heart, resilience, and history as 2 Canterbury Circle.
Tucked into one of Chico’s most desirable, established central neighborhoods, this property has held decades of memories. For the seller, the home had been in her family for over 50 years. When the original house was tragically lost in a fire, it was a heartbreaking loss—but it also marked the beginning of a incredible rebirth.
Rebuilt beautifully from the ground up by local experts Diamond Built Construction, the home emerged with a modern, open layout while honoring the spirit of the iconic lot. It was a true phoenix rising from the ashes, ready for its next chapter.
A Lesson in Positivity and Persistence
Finding the right buyer for a home with this much history requires patience, and the path to closing was a test of faith for everyone involved.
The property fell out of escrow not once, but twice. The first buyer developed cold feet; the second buyer’s purchase was contingent on selling their own home, which unfortunately didn’t close within their 60-day window.
Through it all, the seller remained a beacon of positivity. Instead of letting the setbacks discourage her, she stayed sweet, patient, and grounded—trusting that the exact right person would come along at the exact right time.
And she was right.
The Perfect Alignment
While escrow was wrapping up with the second buyer, another client of mine was watching the neighborhood closely. She loved the central location and knew the area was where she truly wanted to be. However, she was determined to sell her rental property before taking the leap to purchase a new home.
In a moment of perfect timing, her rental property closed the very same week the second buyer stepped back.
Excited by the opportunity to secure a home in a neighborhood she had adored for years, she stepped forward. I had the privilege of representing both the seller and the buyer in this transaction, ensuring that both parties felt supported, informed, and completely aligned every step of the way.
A Smooth Closing and a Bright Future
The third time was indeed the charm. This final escrow proceeded without a hitch—smooth, clear, and efficient.
Seeing the seller hand over the keys to someone who genuinely appreciates the history, craftsmanship, and neighborhood was the best possible outcome. Both clients were wonderful to work with, and the transaction stands as a testament to what happens when you combine local expert guidance with a little bit of patience.
